Smoking rules in apartments and on our properties
House rules
The house rules set out the responsibilities of residents to keep the property and their own home clean and in good condition. The house rules contain guidelines on, for example, quiet hours, use of common areas and waste sorting.
The rules for blocks of flats and for detached and terraced houses are slightly different. Below, you will find them both in 12 languages.

These rules have been compiled to ensure a comfortable living environment and domestic peace for the occupants of the building. Everyone needs to behave considerately of the other occupants. Occupants must make sure their guests follow the rules, too.
Notification of change of address
If you move into or out of an apartment, always notify the Digital and Population Data Services Agency and the customer service of the maintenance company of your change of address.
Common areas
The exterior doors of the common areas are kept locked from 21.00 to 07.00. When passing through the exterior doors, please make sure that they lock behind you. Do not cause unnecessary noise in the common areas; loitering and smoking is forbidden.
Access routes in the common areas and courtyard must be kept neat and clear of obstructions. For fire safety reasons, please store things only in the spaces reserved for them; for example, storing prams and bikes in the stairwell is prohibited. Do not store mopeds or other motor vehicles in the common areas. Do not affix signs or advertisements to surfaces. Installing antennas is only allowed when following the instructions provided by Espoon Asunnot. Do not place a doormat outside the door to your apartment.
Laundry room
Laundry rooms are subject to building-specific laundry room rules. After use, the laundry room must always be left tidy and the user must ensure that all electric appliances have been turned off. Do not wash rugs or mats in the washing machine. Please collect your laundry from the drying room as soon as it has dried and remove the lint from the lint filter of the dryer after each use.
Waste management
Please bag your waste and sort it into the appropriate waste bins in accordance with the waste sorting instructions. In the case of non-household waste (such as furniture), you must arrange its disposal yourself. Please take any hazardous waste, such as batteries, accumulators, paints, and medicines, to the recycling points indicated by HSY.
Parking spaces
Only park vehicles in the designated and marked parking areas. Occupants may only park in their designated parking space, and visitors may only park in visitor parking. The visitor parking is intended for short-term use. The parking spaces are only intended for registered and insured vehicles that are in circulation. Use your desinated parking space in a way that does not hinder the use of the other parking spaces. Those who leave end-of-life cars or car parts in parking spaces will have to pay for their removal and/or for causing environmental damage. Repeated parking violations may lead to the termination of the lease agreement (Supreme Administrative Court:1997:85).
Do not idle vehicles on the property. For safety reasons, always disconnect car heating cables from the socket after use and lock the socket cover.
Disruptive behaviour
Behaviour that disturbs the neighbours is forbidden. Do not make noise during the quiet hours
from 22.00 to 7.00.
Apartments
Take good care of your apartment. Notify the maintenance company immediately of any water leaks or other faults detected in the apartment or common areas. Never put waste in the toilets or drains that may clog and/or damage them.
Balconies and garden/courtyard
Do not air or dust rugs or bedding on apartments balconies; only do so in the designated areas. You can air clothes and dry laundry on your balcony if they are not visible over the balcony railing. Do not wash your balcony with running water. Only electric grills are allowed on balconies. Both electric and gas grills are allowed in the apartment garden or terrace. Never feed wild animals on the balcony or in the garden or courtyard.
Pets
Always keep pets leashed when outside your apartment. Pets must not disturb other occupants or damage the garden or courtyard (e.g. by digging holes or relieving themselves). Pet droppings must be picked up and put in waste bins.
Smoking in apartments and on the property
All apartments
Smoking is not allowed in an apartment if the tenancy agreement prohibits it. The damage caused by smoking is not considered normal wear and tear, so the cost of repairing is charged to the occupant.
Once all the apartments in the property have a tenancy agreement that prohibits smoking, the smoking ban will also apply to balconies and other indoor areas of the property. When the rule comes into effect, it will be communicated separately.
Properties completed after January 2010
Smoking is prohibited in the apartments, on the balconies and on the property, except in the designated smoking area. The full cost of repairing the damage caused by smoking will be charged to the occupant.
Violation of the rules
Repeated violations of the rules may result in liability for damage and/or termination of the lease.

If your apartment includes a garden, you must keep it clean and handle its gardening and snow removal ((see the tenancy agreement terms and conditions). Never feed wild animals. Do not build fences, playhouses, or similar structures without the property owner’s permission.
Apartment gardens can be used for airing clothes and drying small laundry. However, rugs and bedding may only be aired or dusted in the designated areas.

Smoking rules in apartments and on our properties
Currently, some of our properties are smoke-free and some have smoking restrictions. Restrictions on smoking have been in place since 2010.
All our newer properties are smoke-free. A smoke-free property means that smoking is prohibited in the apartments, on the balconies, in the apartment yards, inside buildings and in the courtyard. Smoking is only allowed in designated smoking areas.
The smoking rules also apply to your guests.

Smoking is prohibited in the apartments, on the balconies, in the apartment yards and inside the buildings, as well as in the courtyard, except in a designated smoking area.

Smoking is prohibited in the apartments, on the balconies, in the apartment yards and inside the buildings, as well as in the courtyard, except in a designated smoking area.
Properties built in 2009 and before
Smoking is not allowed in the apartment if the lease agreement prohibits it.
Even if your lease agreement allows smoking on the balcony, be considerate of your neighbours and preferably smoke in the designated smoking area.
Remember to stub out your cigarettes and put the butts in an ashtray or some other container. If cigarette butts are left to smoulder, their smell can be a nuisance to other residents. They can also cause a fire.
Frequently asked questions about smoking
Do the restrictions also apply to the smoking of e-cigarettes?
The smoking ban also applies to water pipes, herbal cigarettes and e-cigarettes according to the Tobacco Act 549/2016.
What can I do if the property is smoke-free but my neighbour does not respect the smoking rules?
Smoking is prohibited in smoke-free properties except in a designated smoking area. If your neighbour smokes in their apartment, on their balcony, in their apartment yard, in the common areas or in the yard outside the designated smoking area, it is a breach of the lease agreement.

What happens if smoking rules are broken?
The damage caused by smoking is not considered normal wear and tear. Therefore, we always charge the resident for the repair costs. In addition, if a tenant breaks the terms of the lease agreement by smoking, the agreement may be terminated.
