Accepting a housing offer
You have received a housing offer by email, and a text message notification has also been sent. Please read the offer and the related instructions carefully. Remember, the offer is only valid for a few working days.
View the apartment
The offer includes instructions on how to arrange a viewing. Make sure to visit the apartment before accepting the offer.
Submit the required documents and accept the offer
If you decide to accept the apartment, submit all the requested documents through our online service within three working days. Send all documents at once and before accepting the offer.
You can access the online service via the link provided in the email.
If we do not receive the documents on time, the offer will expire.
Required documents for accepting a housing offer
Pre-completed tax return
You can access your latest pre-completed tax return in the MyTax service. Please submit all pages of the tax return, including blank ones.
Do the following:
• Log in to MyTax using your online banking credentials or mobile certificate.
• Go to the “Communication” tab and look for “Pre-completed tax return” in your inbox.
• Click the title to open the document.
• Save the entire tax return as a PDF file on your device.
If you cannot find the document, check the “Archive” tab.
If the tax return shows assets or debts
If you own property, securities, or other assets, you must provide a statement of their current value. The same applies to any debts listed in the tax return. For more instructions, see the section “Statement of assets and liabilities.”
If you need help using the MyTax service, contact the Tax Administration’s customer service.
Payslip or other income certificate
Please submit an up-to-date statement of your gross monthly income. Acceptable documents include
- Your most recent payslip
- A benefit decision from Kela (e.g. unemployment allowance or child home care allowance)
- A payment notice from your unemployment fund
If your income varies, please provide your income details for the past six months.
Bank transaction statements are not accepted as proof of income, and you do not need to submit them.
Pension certificate
A pension certificate is an official document that shows the gross amount of your pension for the current year.
If you receive a pension from more than one source, please submit the pension decision or annual letter from each pension provider. The documents must clearly show the amount of pension you receive.
If you receive a pension from abroad and it appears in the breakdown section of your tax return, please also submit a certificate of that pension.
Statement of assets and liabilities
You have received an offer for a state-subsidised rental apartment with wealth limits.
If you have wealth or assets, we will need you to provide a statement of your assets and any related liabilities. You can see the wealth information on your tax return under “Assets”.
What counts as wealth?
Assets include, for example:
- an owner-occupied apartment or house
- a holiday home or cottage
- a plot of land
- shares and investment funds
Value of an owner-occupied home
If you own an apartment, please provide a statement of its current value. Acceptable documents include:
- Bill of sale no more than a year old
- Assessment conducted by a real estate agent
- Other reliable document
Other real estate ownership
If you own, for example, a holiday home or cottage, please submit your most recent real estate tax decision.
If the taxable value of the property or your share of it exceeds EUR 20,000, you must also provide a certificate of its current market value.
Liabilities
Submit a statement of any liabilities related to your assets, such as the remaining balance of a mortgage. The document must show the name of the debtor.
Please note that your own estimate is not sufficient. We require official or otherwise reliable documentation.
Fixed-term lease agreement
Submit a copy of your current fixed-term lease agreement.
Please note that:
- A lease is considered fixed-term when it is valid for a specific period and ends automatically on the agreed date without separate notice.
- A lease is not considered fixed-term if it is valid until further notice and includes a first possible termination date.
Residence permit
If we require information about your residence status, please send us clear images of both sides of your residence permit card.

If you are an EU citizen and have registered your right of residence in Finland, you will have received a registration certificate from the Finnish Immigration Service.
If you have lost the certificate, you can request a new one from the Finnish Immigration Service for a fee.
Please note: The following documents are not accepted as proof of the right of residence:
- Finnish ID card, driver’s licence, or Kela card with photo
- Extract from the Population Information System
Certificate of student status
A certificate of student status is a document that confirms you are studying full-time and have registered as present for the current semester.
You can obtain the certificate:
- from the educational institution’s electronic system, or
- from the student affairs office.
Please note: We do not need a transcript of records — only the certificate of student status.
If you receive any benefits during your studies other than the financial aid for students paid by Kela, you must also submit a decision letter regarding that benefit.
Notice of termination or court decision
If you have stated in your application that your current lease will end due to termination, please provide written proof of this.
Acceptable documents include:
- notice of termination
- cancellation of the lease agreement
- court decision
The document must clearly show the date of termination and the address of the apartment.
Statement on a child’s housing
If we require an account of a child’s housing arrangements, you can submit either:
- a written statement by you, signed by both guardians, or
- an official decision confirmed by an authority.
This statement may be required, for example, in connection with the assessment of assets.
Rejecting a housing offer
If you do not want to accept the offered apartment, notify us through the online service before the offer expires. You can access the online service via the link included in the email.
Please also state the reason why you are not accepting the offer.
If you no longer wish to apply for housing from Espoon Asunnot, remember to cancel your application in the online service. Once cancelled, the application will be deleted immediately.
Review your application if you continue applying for housing
If you would like to continue applying for housing, please check that the application details and housing wishes are up to date.
- Log in to the online service.
- Select the application you want to edit.
- Go to the end of the application summary to edit your application.
- Make the necessary changes and check your information on the summary page.
- Submit the edited application to save your updates.
All changes will be updated immediately.
Your application will remain valid for three months (90 days) from the date of the last edit. If your application has expired, you must submit a new application.
