Common areas and the yard

The common areas of Espoon Asunnot properties are designed to increase comfort and make everyday living easier. You can book your own sauna time slot for the building’s common sauna. Storage facilities provide extra space for your belongings, and the laundry room makes washing laundry easy. The club room and yard are places where residents can spend time together.

All residents are responsible for keeping the shared spaces clean and pleasant. If you notice burnt-out light bulbs or anything else that needs fixing in the common areas, make a fault report to the maintenance company.  Also, make sure to lock the door and close the windows when you leave a room that can be locked.

Stairway and lift

Do not leave bicycles, baby carriages, or other items in the staircase. They can block the way and are a fire safety risk.

Always close the front door behind you to keep strangers out. The door code is only for residents and their guests – do not share it with others.

Be quiet in the stairway, especially between 10:00 p.m. and 7:00 a.m., so you don’t disturb your neighbours.

If you notice a problem with the lift, call the number found on the wall inside the lift.

Never use the lift during a fire or other emergency!

Common yard

The yard of the property is a common area for all the residents. When everyone takes care of the courtyard, it stays clean, safe and comfortable for everyone. In many of our properties, the residents’ committee organises events for residents to clean up and maintain the ard.

If you have ideas for improving the common yard, share them with the residents’ committee. For example, if you want to plant flowers or have a planter box in the yard, the residents’ committee can arrange this with the landlord.

Do not store your belongings in the common yard and collect your own and your family’s belongings, such as children’s toys, from the yard after use.

Washing cars, setting off fireworks, trampolines or wading pools are not allowed in common yards. Smoking is only allowed in designated smoking areas.

We fly the flag on official and established flag days

We fly the flag at our properties on official flag days as well as on flag days established in the calendar. The maintenance company will take care of flying the flag on the properties.

If a tenant dies, flying the flag in their memory is free of charge on the day of their death or funeral. To arrange a commemorative flying of the flag at half-mast, please contact the maintenance company.

The barbecue shelter and the residents’ committee grill are available to residents

Many of our properties have a barbecue shelter that can be used by all residents. Some of the properties have a grill that can be borrowed from the residents’ committee.

Remember to take care of fire safety when barbecuing. Make sure that the smoke or smell from barbecue does not bother your neighbours. Also make sure that smoke does not go into the building’s ventilation system and into the apartments. 

You may use an electric or gas grill in your private yard, as long as it does not disturb your neighbours. For fire safety reasons, it is advised that the grill must be least four metres away from the building’s walls. On balconies you are only allowed to use an electric grill.

Follow the rules when walking your pet

Keep your pet on a leash when you take it out for a walk. Do not let your pet go in children’s play areas.

Pick up your pet’s droppings and take them in a sealed bag to the mixed waste container.

Do not feed wild animals

Feeding birds and other wild animals is prohibited in the yard area. The food will attract not only other animals but also rats. In addition, the droppings of birds and other animals cause a mess and can spread diseases.

For the same reason, please do not build nests or dens for hedgehogs or other wild animals in the yard. 

Storage facilities

Most of our properties have shared outdoor equipment storage facilities for residents. In addition to these, the properties have apartment-specific storage units.

Outdoor equipment storage facility

Outdoor equipment storage can be used to store regularly used outdoor equipment, such as prams and pushchairs, and in winter, sledges and steerable sledges. You are allowed to keep one actively used bicycle per resident in the outdoor equipment storage facility.

Electric bicycles and electric kick scooters can be stored in the outdoor equipment storage facility, if the batteries are removed. Do not charge or store batteries in the outdoor equipment storage facility, as they may cause a fire.

Electric scooters, mopeds, other motor vehicles or fuels must not be stored in the outdoor equipment storage facility as they may cause a fire.

Storing car tyres, furniture and other items not belonging to the outdoor equipment storage facility is prohibited.

Espoon Asunnot will not reimburse you if goods are stolen from the storage facility or if the goods are damaged.

Storage spaces for personal belongings

Each apartment has its own storage space for personal belongings, usually marked with the apartment number. You may not switch storage spaces with a neighbour. If there are items from a previous tenant in the storage space, contact the maintenance company.

The storage space must be kept locked. The resident is responsible for buying a padlock for the door of the storage space.

Do not store flammable liquids or gases in the storage space.

Do not charge or store batteries in the outdoor equipment storage facility, as they may cause a fire.

For fire safety reasons, you can only store one set of tyres for one car in your storage space.

Espoon Asunnot will not reimburse you if goods are stolen from the storage facility or if the goods are damaged.

Laundry room 

Many of our properties have a laundry and drying room. The laundry room is available for use in the daytime and can be used free of charge. Please book your laundry time in the booking list or electronic booking system. You can obtain your user credentials and instructions on how to use the booking system from the maintenance company.

Instructions for using the laundry room

Opening hours

  • Residents’ committees decide on the opening hours of the laundry rooms.

Booking a time slot

  • You can only book one laundry time slot at a time.
  • Only use the laundry room during your reserved time slot.
  • Some laundry rooms have a time slot list. When you book a time slot, please write your apartment number on the list.
  • Some laundry rooms have an electronic booking system. You can get instructions and credentials from the maintenance company.

Cancelling a time slot

  • If you do not use the time slot you have booked, cancel it in time.
  • If you do not show up within 15 minutes of the start of the time slot, the next user can take over the time slot.

Washing laundry

  • You can only wash your family’s laundry in the laundry room.
  • Carpets or other heavy laundry must not be washed in the laundry room washing machines. They can break the washing machine.

Detergents

  • Use a fragrance-free or mildly perfumed detergent. Strong fragrances can cause allergies for other people.
  • Use only the amount of detergent specified in the instructions so that no detergent remains in the machine after use.

After the time slot

  • Do not leave detergents or laundry bags in the laundry room.
  • Empty the washing machine and tumble dryer and take your laundry with you before your time slot ends.
  • Remember to turn off the lights and lock the door when you leave.

Cleanliness and safety

  • Keep the laundry room tidy and clean up after yourself.
  • Clean the machines and floors.
  • If you spill detergent on the floor, clean it up right away.
    If detergent is left on the floor, someone can slip and get hurt. 

Instructions for using the drying room

  • Take your laundry with you before your time slot ends so that the next user can use the space.
  • Turn off the dryer as soon as you no longer need it. This saves energy.
  • Leave the drying room tidy. Make sure you take all your laundry with you.
  • Remember to turn off the lights when you leave.

Sauna

Many of our buildings have a sauna for which residents can book a paid time slot. 

The common sauna slot (“lenkkisauna”) is intended for everyone to use without a separate reservation. They are free of charge and all residents are welcome.

Sauna time slot

The length of a sauna time slot is usually one hour. A weekly sauna time slot costs EUR 15 per month. You can book a sauna time slot from your maintenance company.

The sauna will only be heated if at least three consecutive time slots are booked for the same day. This helps save energy.

Common sauna time slot (lenkkisauna)

This sauna time slot is free of charge and open to all residents of the property. Check your property’s common sauna times on the dressing room door or on the notice board.

Decisions on common sauna time slots are made by the residents’ committees. It is possible to organise one women’s and one men’s common sauna time slot per week. If there are several saunas on the property, the time slots should be arranged so that they are consecutive on the same day and in the same sauna. For properties with less than 50 apartments, the duration of the common sauna time slot is 1+1 hours and for properties with more than 50 apartments, the duration of the time slot can be 2+2 hours.

Instructions for using the sauna

The sauna facilities stay in good condition and are comfortable to use when everyone follows the common rules. The rules also help the sauna stay in good condition and last longer.

Do not bring the following to the sauna and washing facilities:

  • glass bottles
  • pets.

In the sauna and washing facilities, you are not allowed to:

  • smoke
  • burn candles
  • dye your hair
  • remove body hair
  • use a vihta (sauna whisk made of birch twigs)
  • use fragrances.

Be considerate of other sauna users

  • Wash yourself before entering the sauna.
  • Always use a personal seat cover.

Keep the sauna safe and in good order

  • Do not put anything close to the sauna stove. It may cause a fire.
  • If you throw water on the sauna stove, please use warm water.
  • Do not wet the sauna benches, walls or ceiling. Too much moisture damages the wood panelling and makes the sauna less hygienic.
  • When using the sauna, keep the sauna door closed. This reduces energy consumption.

At the end of the sauna booking

  • Leave the facilities tidy.
  • Rinse the floor of the washroom and empty the sauna bucket and washbowls.
  • Put any rubbish in the bin.
  • Take biowaste and other smelly rubbish to the waste collection area of the building when you leave.
  • Take empty cans and plastic bottles with you and recycle them. 

When you leave the sauna

  • Make sure that the water taps are closed.
  • Make sure that the windows are closed.
  • Close the sauna door.
  • Turn off the lights.

Club room

The club room is for the use of all residents of the property. It can be used from 7.00 to 22.00.

The club room can be used for organising events, activities and clubs for residents. You can also book the club room and organise a private event there. For more information on booking a club room, please contact the residents’ committee.

Instructions for using the club room

The club room is intended for the building’s residents and their guests.

Keep the club room tidy.

Don’t make loud noise.

Smoking is not allowed in the club room and near it. Smoking is only allowed in the property’s designated smoking areas.

Pets are not allowed in the club room.

The club room may not be used for business purposes. However, jumble sales, flea markets, clothing and dishware parties and other similar one-time small-scale events are allowed.

The club room may not be used for religious or political events. An exception to this are one-time coffee services related to religious events. Examples of these include coffee services after christenings, confirmation parties and memorial services.

The rules of Espoon Asunnot also apply to the use of the club room. If you break the rules, you may lose your right to use the space and may have to pay for any damage.

Reservation and responsibilities of the reserving party

Ask the residents’ committee or the maintenance company about reserving the club room. Make your reservation at least one week before you would like to use the club room.

A club room can be booked by an adult resident or party to a lease agreement.

The person reserving the room must be present during the event. The premises may not be lent to outsiders.

It is the responsibility of the person reserving the room to ensure that the number of participants does not cause any danger and that the use of the club room does not lead to disorderly behaviour (e.g. improper parking or blocking of emergency routes).

The person reserving the room is responsible for the club room, its key and furniture. The person reserving the room is also responsible for ensuring that the club room is cleaned after the booking. Any damage or shortage will be charged to the person reserving the room.

If you notice any defects or deficiencies in the club room, please report them to the residents’ committee at the beginning of the booking. Otherwise, you will be liable for them.

Cleaning after use

Clean the club room thoroughly:

  • wash the dishes, cutlery and utensils
  • clean any used equipment, such as the coffee machine and microwave
  • take out the trash
  • sweep the floors
  • remove any items you brought from the fridge and freezer.

Also remember to put the furniture back in place.
