Terminating the lease agreement
When you move out, terminate the lease in writing. Fill in the notice of termination (link to forms) as soon as you know your move-out date.
The period of notice is always one (1) calendar month. This means that the lease agreement will expire on the last day of the month following the month of termination at the earliest.
Example: You fill in and send an electronic notice of termination of your lease on 15 May. The notice period is calculated from the last day of May, which means that your lease expires on 30 June.
How to terminate your lease
- If only one person has signed the lease agreement. Terminate the lease online.
- If two people have signed the lease agreement and you want to terminate the lease agreement for both. Both tenants must give their own notice.
- If two people have signed the lease and one of them wants to stay in the apartment. You only need to end the lease for yourself. The lease will continue in the name of the other person.
- Switching to another Espoon Asunnot apartment. You must terminate your current lease before signing a new one. When you terminate the lease online, please indicate your wish for the expiry date of the lease in the “Switching to another Espoon Asunnot apartment” section. The end date cannot be a weekend or a public holiday.
Terminating the lease online
The online termination of the lease is done using an electronic form. Signing a notice of termination requires strong identification. To do this, you will need your online banking credentials or Mobile ID.
Termination using a paper form
It is also possible to terminate the lease agreement with a paper termination form.
You can download or print the form from our website.
Remember to sign the form. If two people have signed the lease agreement and you want to terminate the lease agreement for both, both tenants must sign the form.

Conditional free moving-out cleaning
Your apartment can be cleaned free of charge when you move out, if you terminate your lease agreement at least two months before the move. Conditional free moving-out cleaning means basic cleaning. It does not include special cleaning services such as tobacco odour removal or clearance cleaning. The removal of furniture is also not included in the cleaning. Terms and conditions for moving-out cleaning:
- You have properly fulfilled all your obligations as a tenant.
- The apartment has been emptied before the cleaning.
- The apartment has been cleaned as normal during the tenancy.
You will be informed of the conditional free moving-out cleaning when we confirm your termination. We will check after the move to see if the conditions are met. If the conditions are not met, we will notify you separately. In this case, you will have to do the final cleaning yourself.
Showing your apartment to the next tenant
When you terminate your lease agreement, you can show the apartment to the new tenant yourself or have a representative of Espoon Asunnot show the apartment for you. Our representative will arrange a time for the presentation with you and use a master key.
According to the Act on Residential Leases, the lessor has the right to show the home to a new resident.
We will carry out a moving-out inspection before the end of the lease
When you terminate your lease agreement, our moving inspector will visit the apartment.
- Generally, the moving-out inspection will be carried out within two weeks of notice of termination.
- The inspection is done while the apartment is still furnished and you are still living there. You are also responsible for any damages that are found later, after the apartment is empty.
In addition, an employee of the maintenance company will inspect the apartment after your lease agreement has ended.
- The employee will ensure that the apartment is clean and in good condition.
- The employee will also check that you have defrosted the freezer and plugged the dishwasher and washing machine water connections and emptied any storage space as instructed.
Empty your apartment and restore it to the condition it was in before you made any changes to it
Apartment and storage room
- Clear the apartment and the storage room of all belongings. If you leave items in the apartment, storage room, waste collection point or yard, the cost of removing them will be charged to you.
- Remove any light fittings that are not part of the apartment and put the socket covers back on.
Dishwasher and washing machine
- If you have bought a dishwasher for the apartment, do not leave it in the apartment.
- If there has been a cupboard in place of the dishwasher, put it back in place.
- Plug the inlet and outlet connections when you disconnect the dishwasher or washing machine. A brass plug must be used to plug the inlet connection. Use plugs (19 mm) and a hose clamp to plug the outlet connection.
- Check the tightness of the plugs carefully.
- If you need help with the plugs, please contact the maintenance company. At your request, the maintenance company can plug the connections and charge you for it according to the resident price list.
Waste
- Do not leave items in the waste collection point that do not belong in the waste containers.
- Take hazardous waste to a hazardous waste collection point in your area.
- Unnecessary furniture can be taken, for example, to Kierrätyskeskus or Sortti Station.
- You can also order a paid pick-up service for disposal of large items. More information on HSY’s Nouto-Sortti pick-up service: www.hsy.fi. For items in good condition, you can order a paid collection service from Kierrätyskeskus. You are responsible for the cost of removing the items.
Restoration of the apartment
- If you have made changes to the apartment (including painting the walls), you must restore the apartment to its original state before the end of your lease.
- You are responsible for the cost of restoring the apartment.
Clean the apartment properly by following the instructions
Clean the apartment, the yard, the balcony and the storage rooms belonging to the apartment according to the instructions. If only some or none of the cleaning is done, cleaning costs will be charged to you.
Instructions for cleaning
- Clean the toilet seat, hand wash basins, shower corner/bathtub and all water taps.
- Clean the floor drains in wet rooms (toilet, bathroom, sauna).
- Clean and defrost the fridge freezer. When defrosting the freezer, ensure that the melt water does not spill on the floor. After cleaning, leave the fridge and freezer doors open. Also clean behind the fridge freezer.
- Clean the cooker hobs, oven and baking trays. Pull the cooker out and clean the back wall, floor and walls of adjacent cabinets.
- Clean the air vents and the cooker hood grease filter.
- Wash the inside surfaces of windows and balcony glazing. If the weather permits, wash the outside surfaces of your windows too.
- Wipe all cabinets, shelves, drawers and doors, on both sides.
- Sweep or vacuum and wipe all floor surfaces.
- Wipe the wall surfaces.
- If your home has a balcony or yard, clean and empty them.
- Clean the ceilings, walls and floor of the apartment sauna.
Return the keys by noon on the day of your move
Return the keys to the apartment, as well as any key to common areas, the parking space heating pole key, the parking permit and the laundry room key tag by 12:00 p.m. on the moving day.
Your moving day is the day your lease agreement ends. If the lease ends on a weekend (Sat–Sun) or on a public holiday, the moving day is the first working day following the end of the lease.
If you do not return all the keys by the deadline, the locks will be rekeyed, and you will be charged for the costs.
Do not leave the keys in the apartment or hand them directly to the next tenant. Keys must not be sent by mail either.
Other things to remember

- Also notify your property’s maintenance company of the move.
Cancel your electricity and broadband subscription and parking space charging contract
Be sure to terminate your electricity contract, broadband contract and any parking space charging contract with your service provider. This way, you won’t have to pay for them after you move.
We will return the security deposit within one month
If you paid a security deposit when signing the lease agreement, it will be returned to your account within one month of the end of the lease.
We have not required a rental security deposit in any housing offers sent after 2 August 2018 and any lease agreements concluded based on those offers.
Conditions for the return of the security deposit:
- You have paid your housing-related payments and there is no rent debt or other invoices to pay.
- The apartment is in good condition. It has been properly cleaned and emptied.
- You have returned all the keys you were given and any parking permit as agreed.
Managing the lease of an estate
Termination of the lease agreement and emptying of the apartment
The representative of the estate or an authorised representative can terminate the lease for the apartment.
- The period of notice is one (1) calendar month.
- The representative of the estate is responsible for emptying the flat.
Use the form (in Finnish) below to terminate the lease of the estate. The form must be signed by all the parties to the estate. The parties can also authorise one person to terminate the lease with a power of attorney. You can use the power of attorney on our website or attach an existing power of attorney.

A disposal permit is needed in case items are unintentionally left in the apartment or the apartment is not emptied. The disposal permit allows Espoon Asunnot to dispose of any movable property left in the apartment and to charge the estate for the cost of disposing of the movable property.
Fill in the PDF form on your computer. Then print and sign the form. Take a good quality photo of the form or scan it. Send the signed form to us by email to asiakaspalvelu@espoonasunnot.fi. You can also send the signed form by post to: Espoon Asunnot Oy, Suomenlahdentie 1, 02230 Espoo. Please note that postal delivery may take several days.
