Getting an apartment and the selection of residents

How long does it take to get an apartment?

We are unable to estimate how long it might take to get an apartment. There are significantly more applicants than there are available apartments. Your chances of getting an apartment depend on the type of apartment you are applying for, the area you wish to live in, and any other preferences you may have.

We do not have a queueing system. In resident selection, priority is given to applicants with a very urgent or urgent need for housing. These applicants make up the majority of all applications.

We will contact you if we are able to offer you an apartment.

Does every applicant get an apartment from Espoon Asunnot?

No. There are far more applicants than available apartments.

For example, in 2024, we received over 37,000 applications. A total of 2,474 households were offered a rental apartment, most of them moving into a studio or a one-bedroom apartment.

Because the number of applications is many times higher than the number of available apartments, we are unable to offer a home to everyone. The highest demand is for smaller apartments.

How are residents selected?

Most of our rental apartments are state-subsidised. Resident selection for these apartments is based on legislation, and the decision is influenced by the applicant’s need for housing, assets, and income.

Priority is given to applicants with a very urgent need for housing and the lowest levels of wealth and income.

We also take into account the importance of having a diverse range of residents in our buildings.

Read more about the resident selection criteria.

Do the area preferences and special wishes in the application affect whether I get an apartment?

Yes, the information you provide in your application affects whether we may be able to offer you an apartment. That’s why it’s important to complete your application carefully.

Please pay special attention to the following:

  • Only choose areas where you are genuinely willing to live.
  • Include only the preferences that truly matter to you (such as a lift, balcony, or parking space).
  • List everyone who will be moving in with you.
  • Make sure the maximum rent you specify is reasonable for the size of the apartment you're applying for.

Please note that there are more applicants than available apartments. We cannot guarantee an apartment, even if your application contains all the necessary information.

Will contacting you speed up the process of getting an apartment?

No.

We are unable to provide service by phone or email for the following reasons:

  • We treat all applicants equally, and resident selections are based only on the information provided in applications.
  • We cannot provide interim updates on the status of applications.
  • We cannot make changes to applications on behalf of applicants.

The most important thing is that you complete your housing application carefully and keep it up to date in our online service.

Housing Offer

How will I be notified of a housing offer?

If we are able to offer you an apartment, we will notify you by email and text message. So please make sure your contact details are up to date in the application.

The housing offer will be valid for three working days.

If I am offered an apartment, can I view it?

Yes.

The housing offer will include instructions on how to arrange a viewing. Please make sure to visit the apartment before accepting the offer.

An exception to this are new developments and renovation sites still under construction. In these cases, any possible viewings will be arranged closer to the completion date.

What should I do if I don’t want the apartment offered to me?

If you decide not to accept the apartment, please decline the offer in the online service before the offer expires. You can access the service through the link in the email.

Please also explain why you are declining the offer.

If you wish to continue applying for a rental apartment, make sure that your application details, preferred areas, and special wishes are up to date.

If you are no longer applying for a rental apartment from Espoon Asunnot, cancel your application in the online service. The application will be deleted immediately after cancellation.
