Lease agreement and changes in housing

On this page, you’ll find information about lease agreement, along with instructions for transferring your tenancy, temporarily assigning your home to someone else, and subletting. Transferring your tenancy or temporarily assigning your home requires permission, which you can apply for using an application form.

Lease agreement

A lease agreement is a written contract between you and Espoon Asunnot. It can be made either for a fixed term or until further notice. The agreement defines the terms and rights of the tenancy for both parties.

Changes in housing

In certain situations, you may temporarily assign your home to someone else, sublet part of your home, or transfer your tenancy to a family member. Below, you’ll find more information about these types of changes.

Temporarily assigning your home to someone else

If you wish to temporarily assign your rental apartment to another person, you must apply for permission to do so.
Permission can be granted for up to two years if you are away due to work, studies, or illness. However, Espoon Asunnot may deny permission if there is a justified reason.

Submit your application using the form below at least one month before the assignment begins. You must include proof of your situation, such as a certificate of study or employment in another municipality.

If you are granted permission, you may not charge the occupant more rent than you pay to Espoon Asunnot. We recommend that you sign a written agreement with the person moving in.

Please note that you remain responsible for paying the rent and fulfilling all tenancy obligations, even if someone else is temporarily living in your apartment.

Subletting (sub-tenancy)

Subletting means that you rent part of your apartment to another person, and you both live in the apartment.
You may sublet up to half of your apartment without permission from Espoon Asunnot, as long as it does not cause any disturbance. Studio (one-room) apartments cannot be sublet.

You are still responsible for the apartment and for paying the rent. You must not charge the sub-tenant a higher rent per square metre than what you pay. If you move out, the sub-tenant cannot remain in the apartment.

We recommend that you sign a written agreement with the sub-tenant.

Transferring your tenancy

You can transfer your tenancy to your spouse, child, parent, or your spouse’s parent if they live with you and are officially registered at the apartment.

Before we can approve the transfer, we will check that all rent and related payments have been made. Unpaid rent may prevent the transfer. The new tenant must also accept the apartment as-is, as no repairs will be made in connection with the transfer.

If you wish to apply for a tenancy transfer, please fill in the form below. The application must be submitted at least one month before the desired transfer date. The new tenancy agreement will always begin on the first day of the month.
