This page provides information on what installations and alterations you can carry out in the apartment. Remember that you will need written permission from Espoon Asunnot for most installations and alterations. You will find information on applying for permission on this page. Permission is also always required for the installation of assistive devices.

The resident is responsible for DIY installation and alteration work

You can make some changes to the apartment, but remember: you are responsible for any alterations you make or have made as well as for any restorations when moving out.

  • All installations and alterations must be done neatly and safely.
  • You are responsible for the costs of the installations and alterations.
  • You are responsible for the maintenance and repair of the equipment you install or have installed.
  • If the alteration work causes damage, you are responsible for the costs of repair.
  • You must restore the apartment to its original condition if we require this when you move out.
  • If we must dismantle any installations in connection with repairs, we will not pay you compensation. We will charge you for the additional costs of dismantling.

For most alterations, you need permission before the work can start. You can only start the work once we have approved your permission application, and you have received our confirmation.

However, not all alterations require permission, and some alterations are completely forbidden.

See below for information on what work you need permission for, what you can do without permission and which alterations are not permitted.

Installation and alteration work that always require permission

Installation of assistive devices

  • If you or your family member has a disability or illness that requires the installation of assistive devices in the apartment, please contact the disability services of the Western Uusimaa Wellbeing Services County. The disability services will apply for permission from Espoon Asunnot.
  • The disability services must attach a plan for the implementation of the work to the permission application. The plan must include details of the company responsible for the installation, guarantee, and restoration. 

Installation of a dishwasher, if the kitchen cabinets are not equipped with a designated space for a dishwasher

  • Submit an alteration permission application to Espoon Asunnot.
  • Once you have received permission for the work, proceed according to our instructions. 

Remember that:

  • The dishwasher can only be installed by a professional.
  • The dishwasher must be installed in such a way that the kitchen cabinets are not damaged.
  • A drip tray must be placed under the dishwasher.
  • You are responsible for storing any kitchen cabinets that are removed during installation.

Please note that installing a dishwasher in some older kitchens may require significant electrical and plumbing work by a professional.

When you move out, 

  • you must take the dishwasher with you.
  • replace any kitchen cabinets that were removed when installing the dishwasher.
  • plug all inlet and outlet connections carefully. 

During the move-out inspection, we will check that there is no moisture around the dishwasher.

Replacement of the cooker with an induction cooker

A cooker may only be installed by a qualified electrician who has the necessary permits. 

  • Submit an alteration permission application to Espoon Asunnot.
  • Once you have obtained permission for the alterations and the electrician has installed the new cooker, submit the electrician’s contact details and the installation receipt to Espoon Asunnot.
  • If you have had a cooker installed, you will also be responsible for its repair and maintenance costs.
  • Store the old cooker.
  • When you move out, you must hire an electrician to reinstall the old cooker. 

Installation of antennas and fixed electrical appliances

Installation of antenna devices

You can install an antenna on your balcony or apartment yard after you have submitted an alteration permission application and received an approval. Antennas may not be permanently fixed to structures. No feedthroughs may be made in the façade, roof, or railings. We recommend that you have the installation done by a professional. 

  • The antenna must be mounted on a suitable stand.
  • Cable feedthroughs may only be made in the gap on the window or door frame.
  • If the antenna is installed on the balcony, it must remain inside the balcony and not extend beyond the balcony railing.
  • If the antenna device is installed in the apartment yard, all parts of it must be within the boundaries of the apartment yard. The total height of the antenna may not exceed the height of the apartment yard’s side fence, i.e. approximately two metres.
  • When you move out, you will be responsible for any restorations.

All installations and repairs of fixed electrical appliances must be done by a professional who has the necessary permits.

Installation of safety locks, safety chains and spyholes

Safety locks, safety chains and spyholes may only be installed by a professional. 

  • Submit an alteration permission application to Espoon Asunnot.
  • The security lock must be rekeyed to match the key to the front door.
  • If we later replace all locks on the property, you will have to pay the costs of having the security lock rekeyed.

When you move out, 

  • Leave the safety lock, safety chain and spyhole in place.
  • Hand over the keys to the safety lock by 12:00 p.m. on the moving day when handing over the other apartment keys.

Painting of walls

If we have given you permission to paint the interior walls of the apartment, we will give you a paint voucher. 

With the voucher, you can get standard white paint from our contracted supplier. 

  • You can also choose one accent colour from the options on the voucher to paint one wall as a feature wall.
  • You can receive either one or two 9-litre cans of standard white paint and one 2.7-litre can of accent paint. The amount depends on the size of the apartment.

You are not allowed to paint ceilings, doors, balconies, baseboards, or fixed furniture.

Installation and alteration work that do not require permission

Hanging pictures and shelves

You are allowed to hang pictures and shelves on the walls of the apartment. However, it is not allowed to attach pictures, shelves, or similar items to the walls in the bathroom, toilet, or sauna.

Chests of drawers and cabinets should be secured to the wall to prevent them from tipping over. Choose the appropriate fasteners according to the wall material. 

Please note that

  • You are not allowed to drill holes or insert screws or nails into the ceiling, the walls of the bathroom, toilet, or sauna, or the exterior walls of the apartment.
  • You are not allowed to attach pictures to cabinet doors, not even with stickers.

Installation of a dishwasher, if the kitchen cabinets are equipped with a designated space for a dishwasher

A dishwasher must be installed by a professional, and a drip tray must be placed under it.

Please note that you are responsible for regularly checking the condition of the dishwasher you installed (such as seals), as well as for its maintenance and repairs. 

When you move out,

  • Take the dishwasher with you
  • If there was a cabinet in its place, put it back
  • Plug all inlet and outlet connections carefully.

Easily movable structures and small plantings in the apartment yard

You are not allowed to build any fixed structures in the apartment yard. Structures that are easily movable are permitted under the following conditions:

  • Canopies, trampolines, etc. must be installed according to the manufacturer’s instructions and must not be attached to any building structures.
  • You are responsible for ensuring that the structure you have installed does not cause any danger or hinder maintenance work (for example, snow removal).
  • You may plant small shrubs, perennials or other low-growing plants in the apartment yard.

Do not plant anything within 50 cm of the exterior walls of the building. Trees, vines and large shrubs are not allowed, as they can damage the building.

We do not compensate for damage if snow falls or is dropped onto your plants or structures. 

When you move out, 

  • Restore the apartment yard to its original condition and remove any extra structures you have added.
  • You may leave the plants in place.

Prohibited installations and alterations

Prohibited installations and alterations

  • Making holes in the balcony roof or walls. For example, attaching a pendant light, hanging chair or satellite dish to the balcony structures is prohibited.
  • Attaching pictures or mirrors to cabinet doors (even with stickers)
  • Installing air source heat pumps
  • Painting ceilings
  • Painting the balcony
  • Replacing, altering and removing fixtures
  • Replacing and altering floor material
  • Wallpapering painted walls
  • Painting on top of old wallpaper
  • Using paints other than those agreed with Espoon Asunnot
  • Installing mirrors and similar items with stickers that can damage the wall coating when removed
  • Any alterations to yard buildings or the exterior of the building
  • Alteration work that requires a building permit, such as adding roofing to pergolas, putting up additional fences to apartment yards and building terrace extensions
  • Drilling holes in bathroom walls or floors — this damages the waterproofing layer
  • Any DIY in new or renovated buildings during the warranty period (two years)
  • Installation of household appliances with water connection, if the installation is not done by a professional
