Code of ethics
How our ethical principles are reflected in practice
Our ethical principles guide our actions and help us act fairly and transparently. They allow us to build trust and take social responsibility.
Our Code of Ethics was established in 2016 and has been updated in June 2018 and November 2021. The next review and potential updates will take place in autumn 2025.
We are a responsible operator
We provide affordable housing for Espoo residents while also supporting the local labor market.
We contribute to the balanced development of Espoo's districts and a cohesive urban structure. We are an active climate advocate and promote environmentally friendly choices. We directly employ around 120 people and indirectly many more.
Our responsibility is based on three pillars: environmental responsibility, social responsibility, and economic responsibility. It extends across our entire value chain.
Our key stakeholders include customers, employees, the owner, financiers, and partners. We require our partners to comply not only with laws and regulations but also with good business practices. This includes fulfilling social obligations, engaging in fair competition, rejecting corruption, respecting ILO standards and human rights, and acting in an environmentally responsible manner.
We do not support political activities or participate in sponsorships. However, we may make small donations to charitable causes, for example during the holiday season.

We adhere to laws, regulations, and good business practices. We do not tolerate dishonesty, corruption, bribery, or any other unethical conduct. All our actions must be responsible and must also appear so.
Transparency and independence are key principles for us. We do not accept or offer benefits, gifts, or hospitality that could influence—or be perceived to influence—decision-making. Exceptions include customary, low-value promotional gifts or small tokens of appreciation from residents, such as flowers or chocolates.
We engage in networking and attend events when there is a clear connection to our work. All travel is paid for by the employer, and we do not accept trips or benefits from partners during procurement processes.
We communicate our principles openly to our partners.

Resident satisfaction is important to us, but we do not compromise agreed procedures in pursuit of high satisfaction.
As a provider of housing services, we promote social cohesion and community spirit. We act openly and fairly while also safeguarding privacy.
We invest in local resident activities and support resident participation.
We treat our customers fairly and speak about them with respect. We also expect to be treated with respect in return.
We promote sustainable construction and living
We assess the environmental impact of our operations throughout the entire lifecycle and continuously seek new solutions that benefit the environment.
We combat climate change by developing sustainable urban structures and residential environments. We place particular emphasis on reducing the environmental impact of property maintenance.
We generate economic value for society
We provide sustainable, affordable, safe, and high-quality housing for those in need. Our operations take into account lifecycle costs, and we have a positive impact on the housing market and our operating environment. We promote transparency and responsibility in everything we do.
We actively work to prevent the shadow economy and financial crime. We collaborate with authorities, industry organizations, and other stakeholders. We promote healthy competition and aim to ensure that responsible companies can operate on a fair footing.
We also consider small service providers and build responsible partnerships throughout our supply chain. Our suppliers are guided by a dedicated supplier code of conduct.
We emphasize transparency in our communication
We keep our customers, the media, and stakeholders informed about our services and decision-making.
We present the outcomes of our responsible operations openly, comprehensively, and in an easy-to-understand way, using both internal and external communication channels. Our communication is based on an annual report that combines corporate responsibility reporting with traditional financial reporting.
We support open dialogue and interaction equally with residents, stakeholders, the surrounding society, and our staff.
We monitor the implementation of our code of ethics
The implementation of our Code of Ethics is regularly assessed, and its relevance is reviewed as part of our annual reporting. We continuously improve our operations and update the guidelines as needed.
We address any breaches of the Code of Ethics without delay. Managers and leadership have a key responsibility in responding to concerns and promoting a fair organizational culture.
Our staff and stakeholders have access to an anonymous reporting channel, WhistleB, through which they can report any observed misconduct or inappropriate behavior. All reports are handled confidentially.
