Smoking will be allowed only in designated smoking areas from 1 October 2026

A change in the law will ban smoking in apartments, on balconies and in private yards from the beginning of October. Smoking is allowed only in designated smoking areas on Espoon Asunnot properties.

From 1 October 2026, smoking will be prohibited

  • inside apartments,
  • on balconies,
  • in private yards connected to apartments,
  • in shared areas of the buildings, and
  • in other outdoor areas of the properties.

Smoking will be allowed only in designated smoking areas.

An amendment to the Act on Residential Leases prohibits smoking inside apartments and in other private areas connected to apartments. The ban applies to all rental agreements. In addition to cigarettes, the ban also applies to products such as electronic cigarettes and heated tobacco products. (Section 26a)

The smoking ban in shared areas and outdoor areas of the properties is based on a decision by the Board of Espoon Asunnot. Visitors must also follow the smoking ban.

We will build a designated smoking area by 30 September 2026 in the yards that do not yet have one. We will inform residents separately about the location of each new smoking area.

The amended law also brings other changes related to your rental agreement

We will provide more information later about what these changes mean in practice.

  • The use of an electronic communication channel can be agreed in writing. (Section 13)
  • In the future, you must provide us with information about the people living in your apartment and inform us of any changes. (Section 17a)
  • The requirements for transferring the right to rent an apartment to a family member will become stricter. (Sections 44 and 45)
  • The rules on access to your apartment will become more specific. (Section 22)
  • A security deposit must be returned within 14 days. (Section 8)
