Temporarily assigning your home to another person
You have the right to assign your rented home to another person for a maximum of two years if you are staying in another municipality due to, for example, your work, studies or illness. However, Espoon Asunnot may, for a justified reason, forbid you from assigning your home.
You can apply for permission to temporarily assign your home using the form below. You must apply for the permission no later than one calendar month before the planned assignment begins. The application must be accompanied with a certificate of, for example, studying or working in another municipality.
Even though you temporarily assign your home to another person, you are still, as the main tenant, legally responsible for the home and paying the rent. You must not charge more rent for your temporarily assigned home than what you pay for it.
If you receive the permission to temporarily assign your home to another person, we recommend that you enter into a tenancy agreement with them.
Sub-tenancy refers to a tenancy where only part of the home is handed over to another person for use. In this case, the main tenant and the sub-tenant share the home.
You have the right to sublet up to half of your rented home for use by another person. Sub-tenancy does not require the permission of the lessor, but it must not cause harm or disturbance to the lessor.

You should always make a written agreement with the sub-tenant.
As the main tenant, you are legally responsible for the home and paying the rent. You must not charge the sub-tenant a higher rent per square metre than what you pay. If you move out of the home yourself, the sub-tenant cannot stay there.
Transferring your tenancy
It is possible to transfer your tenancy to your spouse or partner, child or parent living in the home.
Before accepting the transfer, we will check your rent payment status. Unpaid rent may prevent you from transferring your tenancy.
You must submit the application one calendar month before the desired transfer date. New tenancy agreements are always made from the beginning of the calendar month.
